We were schedule to stay at this resort for a week. The first night the people in the room next door were talking in loud voices at the same time, which made sleeping impossible. I asked the resort to either change my room or ask them to quiet down. They said they had no other rooms available but would tell them to quiet down. Loud talking went on until 2:30 in the morning as the resort did nothing to stop the noise. The next morning, we checked out.

I suspect Park Royal has been around for a couple of decades as it does show its age. While some upgrades have been made from windows a/c units to heat pumps, and a stand up shower, but walls and doors are very thin, meaning if you have neighbours be prepared to hear conversations and music. If you like to golf, it’s a fantastic location.

We stayed at the Park Royal Homestay in Los Cabos. The good - close to grocery stores, shops and restaurants. It is withing walking distance of the public beach. We walked every day, twice a day. If you golf, it has a golf course right next to it. The price was good, so we were able to stay longer. The bad - The room was great except there was no fridge or microwave. There was no bottled water provided except the first day. There was no coffee provided except the first day. It did have a small coffee pot. The hotel is a bit dated, and you can hear your neighbors very clearly through the walls. Another thing I did not like, they made sitting through a timeshare sales pitch part of the check in, calling it a "concierge desk." It was a hard sell to visit a sister property and get free stuff. We went, it sucked! The attached restaurant is a complete joke, the pools were small so we spent most of our time at the beach or sightseeing.

Fix it up and make some of the rooms more wheelchair friendly. Location speaks for itself. Surrounded by a golf course and excellent shopping availability. Get the restaurant and wet bar working properly.

Park Royal Homestay was a very cute and small property. The pool is gorgeous and has a lot of big comfy day beds. I stayed in the normal hotel room and it was a good room but a couple things that I think should be improved. The shower - you cannot turn it on without it splashing on your face, and that was really annoying. It shoots right at the door and there’s no way to adjust it. It’s small and set up poorly. There was no mini fridge, so you can’t bring left overs home / store anything to keep cold. The walls are so incredibly thin; you can hear every move and word said from the person staying next door to you. The staff though was AMAZING and so very helpful with anything you need. The staff was the best part! When I arrived my door wouldn’t lock once you leave and the bathroom outlet was broken, they fixed both right away.

They had one vodka (spicy) one tequila (in Mexico..) they couldn’t make pina coladas or a proper daiquiri (a very sour lemon was the only choice). The hotel is quiet in general, however there is no sound barrier in the rooms so you hear everything in the rooms next to you and when people are going up and down the stairs all night. Location was good, lots of restaurants and shopping available in walking distance, but to get to the beach you gotta find a public entrance which look me awhile and seemed like a longer walk than expected. I wouldn’t go back due to the noise, pool and restaurant. So if you’re looking for the bar/restaurant you may wanna look elsewhere so you’re not disappointed!

I advise you not the get the 1 bedroom/studio the toilet is directly in front of the shower almost impossible to use & the floor gets wet easily. The food is good. The rooms are a lil outdated. I had to change my room cause the sink was leaking at that point i just paid for the room upgrade cause the 1 bedroom/studio was not comfortable at all & it had a leak that wasn’t fixed. No elevatir or gym FYI. The beds are not the best needs to be upgraded asap.
