Rooms frequently described as clean, but multiple guests reported black mold in shower grout and others noted dirty/dated corridors and some worn rooms.
- Service8.6
Staff repeatedly described as friendly, helpful and efficient (smooth check-in, luggage storage); isolated issues noted (no greeting at entrance, poor handling when assigning an accessible room).
- Location9.5
Excellent central location near Southern Cross station, trams and many food options — repeatedly praised for transport convenience.
- Room Quality7.2
Rooms generally comfortable and presentable with good beds and heating, but some are dated (ex-Ibis feel), have maintenance faults (leaking toilet) or dated TV equipment.
- Amenities7.6
Basic amenities positively noted (good WiFi, tea/coffee, heating, rain shower); some negatives around dated TV and minor maintenance/appearance issues (taped lift panel).
- Value for Money8.6
Multiple guests explicitly called the hotel good value/affordable for the location and price point.
- Food and Beverage7.9
Standard quality for this hotel tier.
- Overall Experience7.0
Overall mixed: strong location, helpful staff and good value balanced by an unwelcoming entrance/foyer, some cleanliness and maintenance issues that lowered guest experience.

The only positive about this hotel is the body wash.it smelt nice.
It’s filthy, mold in shower, Thick caked on dust in vents, Towel holder, vent coming out of walls. Sticky tape holding on cover of the buttons on elevator. Staff not friendly not pleasantry. Dirty entrance, foyer, disused cafe which obviously was part of accommodation is visible and unclean as are the front glass entrance doors.
Location was good.

Broken light, lights not working. Cracked old light switches, handles not working. Took photos as I thought this is strange. Then the hotel attempted to say the light switch cover was broken by me, its a light switch cover.... how do you even break them.
