Generally reported as clean in several reviews (e.g., 'Comfy and clean'), but isolated issues noted (a guest found a box of old packets), so cleanliness is slightly below the target overall.
Staff repeatedly described as lovely and friendly; easy parking and helpfulness mentioned, supporting an above-target service score.
Consistently praised for proximity to town, stunning lake/mountain views and easy access to bus/central area, so location rates very highly.
Multiple comments about tired rooms, visible wear and broken fixtures, uncomfortable beds (split singles felt in middle) and small/dated fittings — room quality is notably reduced.
Positive mentions of spa pool, heated floors, underground parking and kitchenette facilities; some drawbacks (no lift, shared laundry), but overall amenities are a strong point.
Mixed to slightly negative sentiment: several guests called the property overpriced and criticised extra charges (e.g., $10/day parking), so value is marginally below top-tier expectation.
Standard quality for this hotel tier (food and beverage not substantively discussed in reviews; a small mention of complimentary fridge items).
Overall impression is very positive — many guests highlight stunning views, convenient location, comfort and enjoyable amenities (spa/pool, fireplace), leading to a strong overall experience score.
The view was good. Beautiful scenery.

Noisy neighbours upstairs. Sounds like elephants are walking up and down. Don't get a ground floor unit here. The hotel didn't clean the room properly. Left the dishes rubbish laying around. Remotes didn't work. Toilet is leaking and dripping water.
The stairs 🤣
Parking is the only thing we can be happy about.

Even though we specifically requested a lake view room, we were given a mountain-facing one on the lower level, where we were facing the wall. The blinds given to the large windows were very much privacy less as the outsiders can view your room easily. Another NZ$ 50 would have given us a far better facility, which we experienced in Queenstown. Then again the breakfast, they said continental, just a loaf of bread, cornflakes, a couple of fruits, milk, and juices. Most of them we didn't even use. Not at all worth the money we paid for it.
