Many positive experiences reported, particularly regarding service and location.
The hotel is about a 20-minute walk from the Colosseum and the Trastevere neighborhood, in a residential area with good options for local restaurants. Despite the proximity, it is quiet, and the rooms have noise-protecting windows. The breakfast offers a variety of options that meet the needs very well. The room was clean, with good bed and bath.

Location, delicious breakfasts, nice and helpful staff

Small elevator, often busy, I often had to take the stairs even though my room was on the 3rd floor
Not so easy to find, as the gate is always closed, if you don't notice it right away. The garden and hotel are clean, the staff is helpful. They speak little English. Very good breakfast. Clean room, TV yes but no German or English channels, no Netflix or similar. Parking available, unfortunately at a cost. Good public transportation connection in front of the hotel.

It would be better to have parking included.

Nothing. Just to highlight two people who did their job well. To Nico, in charge of breakfast, whom we only saw on the second to last day and was very kind to us. Also, the lady in charge of cleaning our room did a good job and was polite.

In context, we had been traveling from Paris and other countries after 45 days touring Europe. Unfortunately, our last destination was a 'very bad experience'. The hotel did not meet any of the expectations. Before welcoming us, the reception first made an additional tax charge, which had already been paid through you. (Regarding this, I will manage the refund with you.) After my husband paid, we were given the room key without being told where and how to take the luggage upstairs. In general, the staff seemed to lack education, were unfriendly, and very unpleasant. There was a racial bias, they spoke only Italian and English, showing preferences based on the tourists' country of origin. The room reserved for us well in advance did not have a garden view as stipulated, in fact, there was no garden, it was a front garden of the hotel as a whole. The breakfast lacked good foods like natural juices and various fruits, quality cheeses and ham, they used plastic tablecloths on top of others, poorly decorated tables, and too many pastries. The room was dirty on the walls, only the bathroom was acceptable although they provided small bar soap instead of liquid as it should be. The terrace was dirty, the armchairs worn out, and some chairs deteriorated. The neglected plants were used as ashtrays. It was not a pleasant place on the outside. Although inside it had marble facilities in the reception and living space. They were dead places. The small bar did not work at any time. The dining room closed immediately after breakfast. It has truly been the worst accommodation experience we have had. How unfortunate that it was the last one of this trip and in Rome. The hotel did not meet any aspect and provided false advertising on its website. I have photographs of everything mentioned. In my case, I would like this to be a formal complaint.
