Guest sentiment

  • Cleanliness6.8

Mixed comments: several guests said rooms were clean and housekeeping was good, but there are notable cleanliness issues reported (black curly hair in bed, nose pickings in sheets, mould in bath, tired carpet) indicating inconsistent standards.

  • Service8.3

Mixed-to-positive: multiple reviewers praised friendly and helpful staff (including after-hours help), though there were service failures (no staff in restaurant at times, courier mishandling, language/communication issues at reception). Overall staff responsiveness is a relative strength despite some lapses.

  • Location9.0

Strong positive: repeatedly noted as conveniently close to Queenstown/Arrowtown, opposite the onsen and good for skiers; some find it a little far from town if not skiing, but location is a clear selling point.

  • Room Quality5.5

Below average: multiple functional problems reported (very low shower pressure, heater breaking and being inadequate/noisy, leaking toilet, slipping showers, mould in bath, dated/tired rooms, limited/poor TV). Bed comfort had some positive notes but overall room condition needs refurbishment.

  • Amenities8.5

Generally positive: family-friendly amenities (bowling alley was repeatedly praised, on-site parking available, dog friendly, free bowling offered in some cases). Some amenity shortfalls noted (no kitchenette in family rooms, paid parking).

  • Value for Money7.5

Mixed: guests appreciated perks like comfy beds, free bowling and convenient location, but many felt the property is dated and that breakfast/TV/room issues reduced perceived value.

  • Food and Beverage6.0

Below average: several complaints about breakfast quality (below average buffet, cold breakfast served in a chilly bowling hall, complaints about re-served food), indicating food & beverage is a weak area.

  • Overall Experience9.2

Overall impressions are positive despite issues: many guests said they would stay again, enjoyed the snow/onsen proximity and bowling, and found staff helpful. The positive experiences and amenities tend to outweigh the service/room shortcomings for many visitors.

Hotel is in need of a good upgrade. Our room had black mould around the window area, and there was water lying underneath the sponge cushion on the window seat
